Amida helps facilities teams keep buildings safe, serviceable and available through planned preventive maintenance and responsive call-out support. Arrangements can cover a single property, a regional cluster or a wider estate, with priorities and reporting aligned to the client's operating model.

A practical maintenance plan considers asset condition, manufacturer guidance, statutory needs, occupancy and the consequences of failure. The resulting visits can be scheduled to reduce disruption and identify developing defects before they become larger repairs.

Our commercial facilities management support combines planned preventive maintenance with responsive FM call-outs, helping property teams manage routine servicing, developing defects and urgent building issues.

Planned preventive maintenance

  • HVAC and mechanical plant, pumps, booster sets, plumbing, internal drainage, electrical systems, emergency lighting and selected fire-safety assets.
  • Roofing, rainwater goods, doors, washrooms, finishes, external areas and other maintainable elements of the building fabric.
  • Asset verification, inspection sheets, service observations, defect priorities and recommendations for repair, replacement or further investigation.

Reactive FM attendance

  • Leaks, blockages, electrical faults, loss of heating or cooling, pump failures, roof ingress, damaged doors, unsafe finishes and urgent building-fabric defects.
  • Initial diagnosis, isolation and make-safe action, followed by an explained repair route where parts, access or specialist works are needed.
  • Job records with attendance details, photographs, work completed, remaining risks and any quotation or follow-on recommendation.

Service levels shaped around the estate

Response categories, access rules, approval limits, escalation contacts and out-of-hours arrangements can be agreed at mobilisation. Consistent records give property teams better visibility of repeat faults, backlog risks and future maintenance priorities.

Mobilisation can include review of asset lists, service history, known defects, warranties, permits and site-specific risks. Over time, maintenance records can be used to spot recurring failures and distinguish assets that need adjustment or repair from those approaching the point where planned replacement offers better value.
